Golf clubs are the most important golf equipment needed for the game however there is some other equipment that is either necessary or helpful in playing the game. Put your name on your items so that in case they get lost on the course you can claim them later. Here is a look at what other equipment you will need.

Golf Balls - Golf balls come in many different types. They are sold in packages of three or boxes of 12. For beginners it's best to choose a standard type ball. You should carry enough balls in your golf bag to last all 18 holes. At least 6 balls should be brought with. Never play with range balls - these are balls that are sold for practice. They aren't reliable and you won't get the flight you need from them. Choose standard white for normal daytime play.

Golf Bag - There are several styles of golf bags to consider. For beginners, a general all around golf bag will do. There are bags made specifically for use with golf cars as well as lightweight and smaller bags designed for carrying on the course. For travel there are specialty bags with hard covers or casings. Whichever style you choose make sure that your bag has several pockets with enough room to hold balls, tees and any other small items needed.

Golf Cart - Used to pull your bag on walking courses, the golf cart has wheels as well as a tripod for standing. These are typically made of aluminum or another lightweight yet heavy-duty material. Some golf bags come with built-in wheels, which are useful if you walk on your regular course. Check the weight of the cart or bag before you purchase it.

Tees - Tees come in wood or plastic and are used only when hitting off of the tee on the first stroke of each hole. Wooden tees are generally better. They will break under normal use so always carry at least 18 or more with you. These are quite inexpensive. The best ones are made of basic wood and come in bags of 10 or 20.

Golf Glove - Worn on the left hand for right-handed golfers, the glove makes gripping the club more comfortable and stable. The glove should fit tightly. You'll need to purchase a new glove about every year or more often if it gets wet or dirty. The glove should fit properly so that it doesn't inhibit the use of your hand.

Golf Shoes - Golf shoes have special spikes on the bottom that help you grip the ground for a good swing. These used to be metal, however, nowadays most courses only allow rubber cleats. Choose shoes that fit well with socks and that are made of leather so they will allow the feet to breathe. Lightweight shoes are more comfortable after a long day on the course.

Ball Marker - The ball marker is used to keep the place of your ball on the green when your ball may be in the way of other players. It is usually a small, flat metal chip that may come in shapes, designs or colors. Keep one handy for use when putting.

Towel - Get a specially designed golf towel to hang on your golf bag. You can use it to clean clubs or dry your hands while playing. They come with a special attached ring so they can clip to the golf bag. Keep a spare towel in your bag in case of rain.

Golf Umbrella and Rain Gear - A large golf umbrella may be needed for golfing in inclement weather, especially when walking the course. A poncho or rain suit will keep you dry and warm. Choose one that will easily fit into the pocket of your golf bag.

Other Equipment - There are catalogs full of items specifically designed for golfers. Once you play the game for a while you will find out which other items you want to use. The newest gadgets are electronic devices such as scorekeepers and yardage finders. Many golf gadgets are also designed to assist in improving your golf game.

Build NYC Approves Tax-Exempt Financing For Four New York City ...

New York, NY ? July 25, 2012 ? (RealEstateRama) ? Build NYC Resource Corporation (Build NYC) today approved approximately $75.6 million in tax-exempt financing to assist four New York City non-profits. Seaview Senior Living Housing Development Fund Corporation, a not-for-profit organization formed by The Metropolitan Council on Jewish Poverty and Leewood-Seaview, was approved for approximately $33.6 million in tax-exempt bonds. The proceeds from the bonds will be used by Seaview to construct a 103,000 square foot 188-bed assisted living and memory care facility and an 11,500 square foot building for social and recreational use by residents, as well as to renovate a historical landmark building for visitors . The Seaview development, to be located on a 15-acre site on Brielle Avenue between Walcott Avenue and Rockland Avenue in the Willowbrook neighborhood, is expected to break ground in fall 2012, and will create 84 new jobs once open. The three additional projects approved for tax-exempt financing were All Stars Project, Inc., The Browning School, and HealthCare Chaplaincy, Inc.

Build NYC also approved the transaction proposed by Hutch Tower Two LLC which will construct the core and shell, as well as a portion of the tenant improvements, of a 280,000 square foot office building to be located within the Hutchinson Metro Center in the Bronx. This transaction will allow Build NYC to confer a mortgage recording tax exemption of approximately $1.4 million to be passed through to Montefiore Medical Center, which will be leasing the entire building.

?With five more projects assisted this month, Build NYC continues to distinguish itself as a critical resource for City non-profits looking to reduce costs and finance new expansion projects,? said Build NYC Chairman Seth W. Pinsky. ?In particular, the financing approved for the Seaview Senior Living Housing Development marks an extraordinarily important milestone for this project, which will soon greatly benefit Staten Island?s growing senior community.?

?Met Council and Seaview Senior Living Corp are very pleased and fortunate to be working with the NYC Economic Development Corp (EDC) on the issuance of over $30 million in Build NYC Bonds for the construction of 188 affordable, assisted living beds on Staten Island,? said Met Council CEO William E. Rapfogel. ?The Seaview project is the first of its kind and the product of many years of work in partnership with EDC, the NY City Council, and our team of developers, architects, financial consultants and other professionals. We look forward to beginning construction this fall and, most importantly, to providing truly affordable safe housing for a vulnerable under-served population.?

?Staten Island is in much need of senior housing for our growing senior population. The vote today by Build NYC will help the Seaview Senior Housing project become a reality. After many delays it is heartwarming to me that this project is moving forward,? said Borough President James P. Molinaro.

All Stars Project, Inc., located at 543 West 42nd Street, is a not-for-profit organization that provides arts and cultural education activities to underserved youth. All Stars was approved for approximately $11 million in tax-exempt financing to refinance existing debt.

The Browning School, a not-for-profit private preparatory school for boys, was approved for up to approximately $11 million in tax-exempt financing to finance the renovation and expansion of the School?s main facilities at 52 East 62nd Street. The renovation and expansion of the school will include a lower level expansion to accommodate a new cafeteria, an upgraded lobby, library, technology center, science lab and art studio. The renovation and expansion project is anticipated to commence in June 2012 and is scheduled to be completed by August 2014.

HealthCare Chaplaincy, Inc., a not -for-profit organization providing services and programs relating to the research, education and practice of innovative palliative care, was approved for up to approximately $20 million in tax-exempt financing which will be used to finance the construction, renovation, furnishing and equipping of condominium units comprising approximately 51,400 square feet of office space and parking facilities located within an approximately 195,000 square foot building to be constructed at 261 South Street in Lower East Side. The facilities will include the organizations? educational, research, clinical practice and administrative facilities, and a geriatric focused outpatient health care facility to be leased to Beth Israel Medical Center. In addition to the facilities, the building will house a 120-unlt assisted living residence for palliative care patients, providing comprehensive palliative care services and programs. The Building will be known as the National Center for Palliative Care Innovation and seek a LEED certification.

NYCIDA also today approved assistance for two projects. ERY Tenant, LLC, a joint venture between The Related Companies, L.P. and Oxford Properties Group Inc., was approved for approximately $106 million, over the next 19 years, in property tax reductions as part of a planned investment of $1.268 billion to build a new 1.84 million square foot, LEED certified, class-A office tower in Hudson Yards. The development will support approximately 5,000 jobs, and create approximately 3,750 construction jobs. Overall, the project will provide an economic benefit to the City worth over $500 million. In 2006, NYCIDA?s board unanimously approved an amendment to its Uniform Tax Exemption Policy (UTEP) to help spur future development at Hudson Yards by allowing for some property tax exemptions for all eligible projects in the area. The UTEP for Hudson Yards provided that the first 5 million square feet of development (west of 10th Avenue) could receive a 40% reduction in property tax payments phasing out over 19 years.

M.Fried Store Fixtures Inc., a display and fixture importer, distributor and installer; and Sturdy Store Displays Inc., a display manufacturer, plan to invest approximately $11 million? with the assistance of approximately $4.1 million in real-estate and sales-tax exemptions?to renovate and acquire an approximately 150,000 square foot facility at 101 Varick Avenue Bryant Avenue in Brooklyn. The project will result in the creation of two new jobs, and the retention of 110 existing jobs.

How to Use Email Marketing to Increase Your Business Profits ...

An email list is a vital tool for any type of business. No matter what field you are in, from selling industrial products to selling ad clicks on a website, there are two factors which can make the difference between making a huge profit or going out of business ? the ability to create repeat customers and maintaining effective lead follow-up.

Businesses sink many thousands of dollars into advertising every year yet rarely have a method to track that advertising to see how well it worked. Brick and mortar businesses use the Yellow Pages, newspaper ads, radio and television advertising, along with websites and the costs of promoting them. A great deal of money goes into drawing the attention of potential customers to each business. Even purely online business owners such as website publishers and affiliate marketers spend money and time driving traffic to their websites. Most of these businesses frequently ignore one of the easiest and most inexpensive methods for making a profit from all this advertising. That method is email marketing.

Effective email marketing is not the same as direct mail marketing where you purchase a list of names and addresses and bombard them with mail. Email marketing has two huge advantages over direct mail marketing. Email is very inexpensive and it also allows you to have customers choose for themselves whether to receive your emails. You aren?t just blindly sending mail to someone who might have expressed an interest in some product related to your field. With a direct mail list, that is exactly what you are, in fact, doing. With email, customers and potential customers ?opt-in? to receive your messages.

An email list is vital to maintaining a relationship with customers over time, or building trust with a potential new customer. Most businesses do a very poor job keeping in contact with people who have already purchased goods or services from them. A satisfied customer is the very best source there is for new sales and new customer referrals. Keeping a customer is infinitely less difficult than attracting that customer in the first place.

In addition, an email list simplifies the task of following up on potential customers who have expressed an interest in purchasing. With vast amounts of information at their fingertips online, potential customers today often spend extra time thinking over whether to make that purchase or not. When interested customers opt-in to a business?s email list, the business has the opportunity to educate them over time and be easy for the customer to find once they decide to make a purchase.

A huge percentage of the public now uses smart phones, tablet PCs and laptop computers to check their email throughout the day. This makes email marketing more effective than it has ever been. No longer do people check email only once a day. If they receive and email from a business they are interested in, they usually see the email right away.

One of the most useful features of using email marketing to follow up on customers and leads is that the results are much easier to measure than traditional forms of marketing. Modern email marketing companies make tracking open rates, clicks and sales from email very easy. A business no longer has to guess how well a promotion is doing at bringing in business.

Email marketing can be one of the most effective, easily measured, and least expensive marketing methods for any type of business. In today?s tough economy, every business has to make tough choices on how best to spend their advertising dollars. Without marketing, no business can survive. Building an email marketing list has become vital for every business today.

A mouse model for triple-negative breast cancer tumor-initiating - GMD

Kau P, Nagaraja GM, Zheng H, Gizachew D, Galukande M, Krishnan S, Asea A.

BMC Cancer. 2012 Mar 27;12:120.

Abstract

BACKGROUND:

Triple-negative breast cancer (TNBC) exhibit characteristics quite distinct from other kinds of breast cancer, presenting as an aggressive disease?recurring and metastasizing more often than other kinds of breast cancer, without tumor-specific treatment options and accounts for 15% of all types of breast cancer with higher percentages in premenopausal African-American and Hispanic women. The reason for this aggressive phenotype is currently the focus of intensive research. However, progress is hampered by the lack of suitable TNBC cell model systems.

METHODS:

To understand the mechanistic basis for the aggressiveness of TNBC, we produced a stable TNBC cell line by sorting for 4T1 cells that do not express the estrogen receptor (ER), progesterone receptor (PgR) or the gene for human epidermal growth factor receptor 2 (HER2). As a control, we produced a stable triple-positive breast cancer (TPBC) cell line by transfecting 4T1 cells with rat HER2, ER and PgR genes and sorted for cells with high expression of ER and PgR by flow cytometry and high expression of the HER2 gene by Western blot analysis.

RESULTS:

We isolated tumor-initiating cells (TICs) by sorting for CD24+/CD44high/ALDH1+ cells from TNBC (TNBC-TICs) and TPBC (TPBC-TICs) stable cell lines. Limiting dilution transplantation experiments revealed that CD24+/CD44high/ALDH1+ cells derived from TNBC (TNBC-TICs) and TPBC (TPBC-TICs) were significantly more effective at repopulating the mammary glands of naive female BALB/c mice than CD24-/CD44-/ALDH1- cells. Implantation of the TNBC-TICs resulted in significantly larger tumors, which metastasized to the lungs to a significantly greater extent than TNBC, TPBC-TICs, TPBC or parental 4T1 cells. We further demonstrated that the increased aggressiveness of TNBC-TICs correlates with the presence of high levels of mouse twenty-five kDa heat shock protein (Hsp25/mouse HspB1) and seventy-two kDa heat shock protein (Hsp72/HspA1A).

CONCLUSIONS:

Taken together, we have developed a TNBC-TICs model system based on the 4T1 cells which is a very useful metastasis model with the advantage of being able to be transplanted into immune competent recipients. Our data demonstrates that the TNBC-TICs model system could be a useful tool for studies on the pathogenesis and therapeutic treatment for TNBC.

Serial Killers Hunting Abandoned Pets | Care2 Causes

Written by Rhonda Heffernan of Stop Crosby Puppy Massacres

There?s something sinister going on in the city of Houston, a crime even more deplorable than the widespread abandonment we have all come to know and dread. It seems that someone, or more likely, a group of people, have been targeting and torturing abandoned animals in a macabre game of cat and mouse.

?After hearing about a horrible puppy massacre on the banks of the San Jacinto river near Houston, I went to investigate,? explains volunteer Rhonda Heffernan. ?Upon arriving I found the bodies of five tortured terrier/ chihuahaua mix puppies. Other terrified dogs were hiding in the woods.?

Though the local media is beginning to take an interest in what?s going on here, no one culprit has been identified. And worse yet, it?s suspected that there may be several.

?We have found dogs decapitated, hit by cars, shot with pellet guns and regular guns, dismembered and we have eye witness reports of people running dogs over with 4-wheelers,? Rhonda says with absolute heartbreak. ?With the help of a few dedicated volunteers, we have rescued 45 dogs from the two dump sites, but official help is still needed.?

The goals of this volunteer group are to:

  • stop the abandonment with the help of law enforcment and public awareness campaigns
  • rescue any other unfortunate souls, both dogs and cats, that end up at these dump areas
  • establish an educational effort in the area

With very limited resources, Stop Crosby Puppy Massacres (Facebook group here) has placed a billboard near the dumping area and have also had a spay/neuter day with the help of SNAP Houston. Today they need financial help and are eager to accept any animal rescue/advocacy group support from?elsewhere in the country.

They?ve turned to the Harmony Fund for help in raising funds to cover the costs of several recently abandoned dogs. Veterinary care is usually quite substantial and includes treatment for an array of injuries as well as common afflictions such as heartworm and mange. Tax deductible donations will go directly to the cost of additional rescues, veterinary?care and educational campaigns to put a stop to these crimes.? All who wish to help may donate here.

Finding the right company / contractor to trust with your next home improvement project!

*????? Attention Home Owners

??????? I want to share with you my opinion on the most successful was to choose the right home improvement company or contractor to start & complete your next home improvement project.

A.) 1st ? Do your homework

??????? Find a company by the following ways:

???????? Personal referral

???????? Direct mail advertisement

???????? Internet

???????? Billboards

???????? Yellow Pages

???????? TV Commercials

B.) Make sure the company you call has been in business for a while. (10 ? 20 Years)

???????? Chances are, if they have been in business for a while they do good work and will be around in case you need a service on the work they have done for you.

*????? Make sure the company has the proper state license

???????? Building License

???????? Ect.

C.) Make sure the company has the proper insurances

????? Workman?s Compensation

????? Liability

D.) Make sure the company has been lead abated certified

????? This is required if your house was built in 1978 or before for the company / contractor to be able to work on your home.

E.) Ask for job referrals in conjunction with the type of work you are having done

???????? If they cannot provide this, chances are they have not performed that kind of work to any extent which should worry you to what the out come will be.

F.) Ask how long the workers / tradesman that will be working on your home have been working for the company

????? This is important because companies that have a big turnover in workers tend to not have the best qualified people to trust with your project.

????? This can happen when a company does not want to pay their tradesman proper wages and results in less qualified help that is willing to work for less. Imagine this being the case with your doctor?s office or dentist office.

????? It?s almost impossible to get the most for the least.

????? If it seems to good to be true, it most likely isn?t true.

????? You DO NOT have to go with the highest estimate to ensure ??the best job.

????? If someone offers something of value for free, this should set off red flags on the warranty for you. This is simply an insult to your intelligence. Remember, a bottle of water cost you a dollar today.
